One question we are frequently asked when vendors are looking to put their property on the market is, what is an EPC?
An Energy Performance Certificate (EPC) is carried out by an accredited domestic energy assessor. They will visit your property to test the energy efficiency of your home on a scale of A-G.
They were introduced in 2007 and are a legal requirement in order to sell or let your home. Once carried out, these certificates are valid for 10 years.
A visual inspection is all that is needed, although the assessor will need access to look at your heating systems and controls. They may also take some photos for their records.
Once the EPC has been carried out, this is registered on www.epcregister.co.uk and can be accessed by entering your property postcode. You can download this on to your phone, tablet or PC and your agent will save a copy and upload to the necessary online portals.
If you have bought your property within the last 10 years, you may not need an EPC although, if you have some refurbishment works and upgraded your heating systems or double glazing, you may wish to have a new EPC carried out as your banding may have increased.
In a nutshell, your agent can organise all of this on your behalf and liaise with the assessor. Once done, you can simply download a copy for yourself should you wish.
