How can I decide where to start in my property search?

Location

Think about what your priorities are when it comes to selecting the right location. Do you need to be near local schools or close to work? Maybe you would prefer to be more rural and yet have good transport links to motorways or public transport. Some locations are more expensive than others, so remain realistic about your expectations and be prepared to compromise on other factors to get that perfect area if location is the most important feature of your new home.

 

Property size or type

Think about how you are going to be using your new home. Do you really need three bedrooms or would two bedrooms and a study do? You may find that considering other possibilities, such as converting a garage or adding an extension, may broaden the amount of properties in your search. If you talk to us about how you will be using your home, we can often offer properties that you may not have considered before.

 

Timescales

Think about how quickly you need to move, do you have a deadline such as school holidays or new job start dates? Do you have to sell your house first, or are you in rented or living with parents? These can affect which properties may or may not be suitable for you.

 

Price

Always ensure that you have arranged your finance before you start looking at properties, or you may find yourself wasting time or be heartbroken when your perfect home is not within your reach.

How much can I borrow?

Before you start viewing properties you need to know what you can afford – there’s no point searching for the home of your dreams, if it is out of your price range. We recommend speaking to an Independent Financial Advisor who can look at all lenders without bias and can therefore source the best mortgage for your particular circumstances.

The amount you can borrow will be based on the size of your deposit and how much you earn. You will need a mortgage promise from a lender before you are ready to make an offer on a property.

NB: Please note your home may be repossessed if you fail to keep up repayments on your mortgage.

I have a property to sell, when should I start looking?

We offer an email and text service as well as the traditional mailing list so that you don’t miss out on your perfect property.

How do I book a viewing with Milne Moser Estate Agents?

Once you’ve spotted a property you like the look of, the next step is to book a viewing through the relevant Milne Moser office you need:

You can also drop into our offices and we will arrange a viewing for a time convenient to you.

Sometimes owners prefer to do their own viewings and this can be an ideal time for you to ask questions first-hand.

We do ask that all viewings are arranged direct through our offices so that the vendors are expecting you.

How can I get directions to the property?

All our sales particulars have directions to the property on the back page and the property postcode if you have satellite navigation. You can also ring our office and we will talk you through how to get to a property, alternatively, maps are provided on our website for your convenience. Most of the houses we have for sale will have a distinctive Milne Moser FOR SALE board outside but be aware that some vendors prefer not to have one.

What happens when I am ready to offer on a property?

You can make an offer on a property by calling us, emailing us or by visiting our offices. We will guide you through the negotiation process from start to finish. Initially we will ask you a number of questions, including details about finance and conveyancing, and can offer advice and guidance if you are just starting the home moving process. We will work with you and the seller to come to a price and possible moving date that you are both happy with.

How much should I offer?

There is no general guide as to how much to offer on a property, it will depend on your circumstances, how much you may have sold your property for and how much you can afford to offer. It may depend on any work that you feel may need doing to the property, however this may be accounted for in the asking price already. It is always worth asking yourself how much the property is worth to you.

Even if you feel the offer is too low or will not be accepted by the vendor, always ring us to discuss it before you discount the property. It may be that the owner’s circumstances have changed or we may be able to suggest other options so you do not miss out on your perfect property.

Buying a property can be a stressful experience, how will you help me avoid this?

We are well equipped and trained to handle all aspects of negotiating on your prospective purchase and can offer helpful advice and recommendations. Once a sale is agreed, we work with your solicitor and other estate agents in the property chain to ensure everything is running smoothly.
